Lease regulations

* No pets.
* No smoking or vaping (including cannabis) anywhere inside the dwelling.
* No painting, wallpapering, or alterations without written permission.
* No drilling or mounting heavy items without permission (TVs, shelves, etc.).
* Tenant must promptly report leaks, mold, appliance failures, or other damage.
* No subletting or assignment without the landlord's written consent (to the extent allowed by Quebec law).
* No short-term rentals (e.g. Airbnb).
* No illegal activities or commercial business operating from the property.
* Keep the property reasonably clean and sanitary.
* Tenant is responsible for damage caused by themselves, occupants, or guests beyond normal wear and tear.
* Replace HVAC/furnace filters if applicable (or specify landlord responsibility).
* Snow removal and lawn maintenance
* Garbage, recycling, and compost must be disposed of according to municipal rules.
* No waterbeds, aquariums over a certain size, or other unusually heavy items without approval.
* Keys/remotes must be returned at the end of the lease; replacement costs apply if lost.
* Tenant must maintain tenant liability insurance
